When The Ceiling Has To Come Down

Most garage ceilings do not need replacing. That is worth saying first, because replacement is the expensive answer and it gets recommended far more often than it is warranted. There are four situations where it is genuinely the right call.

The board is the wrong thickness. Half inch board on a garage ceiling with a bedroom, bonus room or converted attic space above it is not a patchable condition. It is the wrong product for the position and no repair changes that.

The board is failing at its fasteners. Look for a wavy line of dimples between joists, or board that has dropped a quarter inch away from the framing and left a shadow gap at the wall. Once a ceiling has let go of its screws across a whole bay, refastening it just moves the failure.

Water has been through it. Gypsum that has been soaked and dried is soft and will not hold a fastener or a taped joint. Poke it. If your thumb goes in, it is done.

Too many breaches to close individually. Six openings in a ceiling can each be patched, but at some point the labour of six backed patches with six texture matches exceeds the labour of one clean replacement, and the result is better.

Types Of Board And Where They Belong

Half inch regular board is the default for interior walls. Cheap, easy to handle, adequate.

Half inch sag resistant ceiling board is for interior ceilings, particularly where the framing is spaced at the wider end and standard board would belly between joists over a few summers. It is a ceiling product, not a rated one.

Five eighths Type X is the garage ceiling board and the separation board. The core carries glass fibre reinforcement, which is what lets it stay in one piece and keep doing its job for longer while the gypsum gives up its chemically bound water under heat. Type C is a further step used in specific tested assemblies.

Cement board and glass mat board are for wet areas. They have nothing to do with the garage, but people ask, so it is worth saying they are not a substitute for Type X and Type X is not a substitute for them.

Abuse resistant board exists and is genuinely useful in a garage where a workbench, a bike rack or a wheelbarrow lives against the wall. It is a cost we will mention and let you decide on.

Repair Or Replace

A single clean opening in sound board of the correct thickness is a repair. We cut it square, back it, fit a matching piece of the same thickness, tape and coat it, then spray the texture to match. Done properly, that patch is as good as what was around it.

A whole ceiling of the wrong board, or one that has failed, is a replacement. In between there is a real judgement call, and the honest version of it is arithmetic. We count the openings, look at the condition of what remains, and give you both numbers.

The Riverside Specifics

Mud dries fast here. Inland summer air pulls moisture out of a coat much quicker than it does at the coast, and that cuts both ways. The schedule is shorter, which is good, and the window for feathering an edge is shorter too, which punishes rushing. We mix a little thinner and work in narrower sections rather than fighting it.

Garages themselves get hot. An unconditioned garage on the west side of a stucco tract house will run well over a hundred degrees through the afternoon in August, and that heat cycling is part of why nail pops keep appearing along with normal slab settlement. Pops are a fastener issue, not a board issue, and we set and refasten rather than just filling them.

Older houses in the Wood Streets and off Victoria Avenue often have detached garages, which changes the requirement. A detached garage close to the dwelling has its own protection rules, and one out in the yard has different ones again. Tell us the layout and we will tell you which one you are in.
