What The Separation Actually Is

The wall between an attached garage and the rest of the house is not a fire wall in the strict sense. It is a separation, and the distinction matters because it changes what you are allowed to do to it. A rated wall is a tested assembly with a listing number, and every layer, fastener and joint treatment in it is fixed. The garage separation is a code prescription: gypsum board of a stated thickness, applied to the garage side, continuous from the slab up into the framing above.

In practice that means half inch board on the common wall as a minimum, and where habitable space sits over the garage, five eighths inch Type X on the ceiling below it. Where the framing carries that floor and ceiling, it gets boarded too, which is why the posts and beams in a garage are not left bare on a house with a room above.

The Part Everybody Misses

The board has to go up. Not up to the ceiling line, up into the space above. On a house with attic over the garage, the common wall board continues past the ceiling plane and closes off the path into the attic. We open a lot of garage walls in Riverside and find board that stops neatly at the top plate, with an open cavity above it running straight into the house attic. From below it looks finished. It is not.

The same applies where a garage shares a wall with a bedroom in a single storey tract house. The separation is only doing its job if there is no bypass over the top of it.

Where We Get Called

Penetrations

Ducts crossing from garage to house have their own rule, and it is a good one to know: sheet steel of at least the specified gage, with no opening at all into the garage. A flexible duct with a register in the garage ceiling is not a compliant crossing no matter how tidy it looks.

Recessed lights are the other common one. A standard can cut into a garage ceiling under a bedroom is a hole in the separation. There are listed fire rated housings for exactly this, and using one is the difference between a light and a defect.

Attic Access

Pull down ladders in garage ceilings are extremely common and are almost never the listed kind. If you want attic access from the garage on a house with living space above, it has to be an assembly built for it. If there is only attic above, the picture is different, and we will tell you which situation you are in rather than quoting the harder job by default.

After Other Trades

Water heater relocations, sub panel installs, EV charger runs and soft water loops all leave openings. Most are small and most are easy to close correctly with backed patches in matching board. The problem is never the size of the hole, it is that it was left open.

How We Finish It

Board fastened at the spacing the assembly calls for, not at whatever the screw gun feels like. Joints taped and coated, because taping is part of the separation rather than decoration on top of it. Corner bead where it belongs. Then texture matched to the rest of the garage, which in most Riverside tract housing is a sprayed orange peel, occasionally a knockdown.

Garage ceilings fade unevenly under the heat that builds up in an unconditioned garage through an inland summer, so after a patch we will often suggest rolling the whole ceiling. That is a cosmetic call and we will say so.

What We Will Not Do

Board over a problem. If the framing is wet, if there is an active leak from a unit above, or if the existing ceiling is sagging off its fasteners, we deal with that first or we do not start. Fresh board on bad framing is money spent to hide something.
